Clarify what they actually manage
Start by confirming that the provider regularly handles the kind of property and situation you are dealing with. Ask which types of properties they manage day to day, such as residential rentals, student apartments, or commercial and retail spaces, and which of those applies to you. Property owners can ask what size and type of portfolio they typically oversee and whether they have experience with single units, small buildings, or multiple locations. Renters and business occupants can ask which properties are managed directly and which are handled by someone else. You want your needs to fall squarely within their normal workload, not at the edges of what they rarely do.
